This is a very clean place to live and close to shopping centers, Schools, Churches, Medical Facilities, Hospitals…. I’ve lived here since 2004. With many homes here, there are rules to follow. Management has changed for the better these days. Some of their policies are needing to be updated and changed. All in all, I think it’s a good Mobile Home Park.

This used to be a good community in the 90's and Early 2000's. Now it's just a bunch of terrible people all in everyone's business talking about you to everyone. Before it was friendly neighbors, a family community. The managers where awesome. Now it's just like a company ran community, heartless jerks. I wouldn't recommend my worst enemy to live there. Zero stars. Terrible 2 thumbs down. It's a shame what that place has come to.

Love this park. I do a lot of business as. Realtor here. The office is wonderful to work with. The facilities are always clean and the residents are very kind and accepting and accommodating.

The OWNER (not current management as of 2023) is terrible. He only accepts checks and refuses to set up an online payment system. In today’s times this is unacceptable and a bad business practice.
If you are traveling, you have to go to the park in advance to figure out a way to get a check to them in on time….again, we out here writing checks in 2023?!!!

They raised the rent on us and I don’t know where my money is going…the shared buildings are outdated and aren’t painted well, the spa is disgusting, the pool isn’t open for enough months (considering we are in triple digits for most of the year), the community hall is run down and not all the lights work and the mailboxes aren’t maintained. Some of the homes look beat and run down. I can’t believe I own my home and my rent here is starting to surpass getting a normal mortgage for a foundational home….something to consider if you’re looking at buying.

Most residents are kind but, if you are a POC or queer it is good to know that there are quite a few racist people who live here. I have been harassed at the pool a few times by folks who are “unwell,” to put it nicely. I also see questionable signs walking around the park that make me nervous to be brown. We had a hard time getting approved into the park and we couldn’t understand why bx we had all of our finances in a row. Once we moved in several neighbors told us the manager (who no longer works here) is racist and they were surprised we got accepted bx she had just declined several people before us….all POC. After hearing this, it made absolute sense. Let me clarify, the CURRENT park manager is wonderful and she is not racist at all, I am simply adding this detail bx it explained a lot to me about the community and who lives here. Since we’ve moved in, I am starting to see more and more houses for sale, hopefully the environment will change with new home owners and a new manager.

To end on a good note, the landscaping team not only do a fantastic job but, they are all really kind. I also love our mailmen. It’s also really quiet and I do like walking around the park for exercise. Lastly, the location is unbeatable. It’s convenient to be near Riverpark and the freeway.

Lastly, if you are looking for a realtor, under no circumstances should you use Chris Giese. He used our terrible circumstances to turn a quick buck and we paid 20k more for our house then we should have. He’s a crook.
