This apartment complex is by far the WORST I have ever lived in!
The residents throw parties and play loud music, numerous things are always stolen from the media center, gym and unsecured common areas, residents go to the pool during the hours it’s closed forcing the staff to chain up the fence to deter rule breakers which doesn’t, children ride their bikes and skateboards and mischievously play in the hallways, cars regularly crash through the perimeter fencing and vehicle entry gates, residents utilize the apartment gym that is for “residents only” and use it as their own private business training clients making it impossible for actual residents to use, a resident even converted one of the vehicle garages and turned it into a bar with loud music and so many other awful things.
I frequently addressed numerous issues that I have listed above over and over again to the front staff and management with video and picture evidence and they did NOTHING.
It is SO bad cops are called constantly and the apartment staff even had to provide the residents an employee that lives on the property to contact after hours to address all the terrible things that happen when they’re not there.
I cannot stress to everyone how terrible this place is…STAY AWAY!

Very nice office staff, cute and pretty landscaping even at 3 AM. Was driving back into Osceola county on Orange AVE and stopped by to take some pics. Very safe area. Left my car running for 30 minutes with the lights on and UNLOCKED. Didn’t get mugged or panhandled by some random homeless person like you will on 192 & John young ? also very good access to main roads and a modern hospital. Would recommend.

I wanted to take a moment to share my thoughts about living in the complex. Overall, I really enjoy my experience here, but I have some concerns regarding communication. Since I completed the process to move in, everything was fine. I’ve reached out via email multiple times—on October 22nd, again on the 23rd to follow up, no response. And today as well which I finally got a reply but with a clearly lack of education in emails. Unfortunately, the response I’ve received have not addressed my concerns effectively. It’s also been frustrating trying to reach the office by phone, as I have never been able to get through despite numerous attempts. If possible, could you provide me with an alternative email address from Evelyn or someone else I could reach out to? I want to ensure my communications are effective, as I typically don’t reach out unless it’s necessary or I have a question. Thank you for your attention to this matter.

I’ve lived here for 3 years and genuinely enjoyed my experience until now. The maintenance team here is amazing and none of my complaints have to do with them. They are the only good part about this apartment complex. The gates are constantly broken for months at a time and sometimes put off to the side with yellow caution tape around them. It looks very tacky but they don’t care about that. They would rather spend all their time hiring tow companies to prowl the parking lot and coming up with rules that contradict their previous rules. It’s impossible to keep up! These parking restrictions have gotten out of hand. It feels like a prison and not a place that we pay money to live at. They had my visitors car towed in error, which caused me to have to leave work and get that situation sorted out. In the end, it cost us $125 to get the car back and the only thing they offered in compensation was a $75 credit towards the rent. They built this place without enough parking spaces for the residents and now they are punishing us for their mistakes. If you enjoy having friends over or having family come and visit you, I strongly discourage moving here. This is supposed to be where we live, not a prison. Shame on you San Mateo.

I’ve lived here for four years, and what a mess. The maintenance workers are the only best thing from this complex. The admin never answer the phones, never return missed calls with voicemails left, and consistently close the office early. They say they have visitor parking labeled, it’s not, and the only signage of towing is directly outside the gates that never work. They pick and chose as to when to enforce the rules when it’s most convenient to them. I don’t recommend calling corporate as they are rude and don’t care, and are clearly only concerned about the money they can make. If you’re looking for a quality apartment, I’d recommend going elsewhere as the price to live here is not worth it. Just sort the reviews by newest and you’ll see exactly what I’m talking about when it comes to dealing with San Mateo Crossing.

I had a terrible experience living at San Mateo Crossing. They constantly added unexpected fees and extra charges to my bill, making it nearly impossible to budget properly. Additionally, management was always in my business, which made me feel like I had no privacy. The elevator is always down, the gate is always broken, and they have the worst customer service. I would not recommend this place to anyone looking for a stress-free living situation.

The visitor parking rules are a major issue that need to be addressed. My close friend has been living here for close to a year and I visit often. Initially visitor parking was located in various areas within the apartment complex. About four months ago, visitor parking was reduced to a small area near the mall office within the community gate. The parking area is clearly defined by yellow concrete and a sign on the gate that says “visitors parking”. This was communicated to residents through SMS text and email. We followed the new rule and all was well. I’m not sure if the apartment complex management changed after the visitor parking rule update but I had a horrible experience with no solution from management. The front gates have been broken for the last three months or so although residents have been paying for a gated community. I visit my friend at 9pm to make sure they’re ok and when I return to my car at 9am the next morning (which was parked in “visitors parking”), it was gone. I go to the office to ask them a question and the associate makes a terrible/rude joke without asking how they can help. I tell them my car is gone so it’s either been stolen or towed then they point at a paper sign on the front door. I go to read the sign and it’s a parking update. No one comes to check in and make sure I’m fine or to figure out what’s going on. Also, miraculously they have technicians finally fixing gates that have been broken for months. Turns out my car was in fact towed without warning or notice. The gate was still broken and I was parked in the “visitor parking”. When my friend lets the office know that they didn’t receive a parking update, the office informs them that any guest visiting must have the resident check their car in with the mall office during business hours (mon-Fri 9am-6pm, sat 10a-5p, Sunday closed) or else they are subjected to being towed, even if they are in a “visitor parking” spot. That is arguably the dumbest rule I’ve ever heard for a car that is visiting for a few hours. Also, if a resident decided to have a visitor last minute after the mall office has closed, their guest’s car will likely be towed. If the office handled this situation with a rationale explanation or clearly communicated the update, it would’ve been ok but to tow cars with virtually no update isn’t right. Posting an update on the mall office doors makes zero sense. No one visits the mall office unless they are having an issue or need help. This was an absolute nightmare and unless you have no visitors ever, I think you should reconsider making San Mateo your future home.
