Quiet gated community by the river. Affordable lot rent. Homeowners only, no rentals allowed. Amenities with a clubhouse, social activities, pool, library, work out room, and more. Wildlife seen on a daily basis (deer, moose, eagles, osprey, hawk, various small birds, porcupine, marmots, squirrels, raccoons, etc). The residents are frequently seen walking the park, gardening, and at clubhouse activities.
The park is owned by Shriners. Residents lease the lot with water, trash, septic included. Compared to other MHP in area, this one is hard to beat for the cost and what it provides and its location to nature. There are other nice parks but the privacy and close to nature with Sans Souci make any shortcomings easy to accept.
For those who have made comments about it being filled with old people waiting to die, or it being creepy because its quiet - one can only hope to be lucky enough to grow old in life and experiences and pass along the wisdom to the invincible youth. LOL

The clubhouse was a great place for our event. There are plenty of tables and they are light and easy to fold and put away. Good lighting and the handicap button for the door made entering and exiting with an armload very easy. Appreciated no steps to get in.

This is a mobile home park for persons aged 55 and older. The Shriners own the land and could do a little better if they'd loosen the purse strings and improve some of the infrastructure. That said, the maintenance crew does an excellent job of keeping the park clean and safe.
The people I've met are friendly and stay active walking their dogs or participating in the many activities in the club house. The park is along a curve of the Spokane River and is full of mature trees so walking through here is like being on a nature walk; lots of quail, chipmunks and even deer. I enjoy visiting my family here very much. If you're looking for both peace and quiet as well as a place to make some dear friends, move here!

I’ve lived at SSW for over 5 years and agree with resident Brenda Jean’s 2 star review. Even though centrally located down by Spokane River, with
reasonably nice neighbors, the El Katif Shriners have not maintained this park in many years. Infrastructure is in very poor condition. Tall and dangerous trees, some have fallen on a couple homes since I’ve lived here. I’m surrounded by some of these tall dangerous trees. I’ve had to pay for limbing trees on near my lot even though Shriner’s responsibility. .
Large branches falling during winter with heavy snow. The hillside next to my home has been eroding. I’ve been told since spring 2020 it would be reinforced and it has not!
Park manager and business manager say things will be taken care of and are not! They do not abide by RCW 59.20 WA State legislative Law, governing tenants rights in manufactured/mobile home parks.
And constant air planes flying over from AF base and air port all hours of day and night, making it hard to sleep.
This place is not that peaceful. Now we find out PFAS may be in our drinking water from this air port and air base. The water system here dates back to the 1930’s and leaks, causing several water shut offs a year to fix valves and leaking pipes. The roads have not been properly maintained. Lots of potholes with minimal fill in or none at all. We do have 2 new maintenance men who do the best they can to do maintenance. There once was a 5 man crew many years ago and park was better maintained.
As a disabled war veteran, if I didn’t need to live near the VA Hospital and be centrally located I’d live elsewhere.

I like this place,for a mobile home park. People are friendly, it's in a great location.
If I was ever to live in a mobile home park, this would be the one. They have a lot of pine trees and other foliage and most of all it's right next to the river with a great view of the water. Homes are situated in different such directions, that they -seem to have their own privacy. And last but not least- you see deer there all the time.

Go up
